Q - Who will be responsible for our property?

A - Dovan Management Group provides a single point of contact for all of your needs.

We know that communication between our valued clients and ourselves to be an important ingredient for a successful, pleasant and comfortable working relationship.

A big complaint we have heard from prospective clients is this: with some property management companies you routinely get bounced around from department to department and it is impossible to get a prompt answer even to the most basic questions.

When you call Dovan Management Group– you will speak to a principal that is your single point of contact. They are familiar with your property and have the knowledge to give you a straight answer to your questions.


Q - Who do we call if there is an after hours emergency?

A - You will call a principal that is your single point of contact with Dovan Management.

We also provide the mobile phone numbers of our principals so you can reach a knowledgeable decision maker in an emergency


Q - What is your communication policy?

A - The number one complaint we have heard from Board members is “I can’t seem to get them to call me back.” It is our goal that you always get a prompt response to your inquiry or request. So please feel free to communicate with us using the guidelines below.

When you call our office during normal business hours, you will speak with one of our principals or get a call back within one hour if they are tied up in a meeting or out of the office.

We also provide email and mobile numbers so you can reach us in the way that is most convenient for you. We answer every after-hours voice mail or email inquiry by 10:30 AM the next business day.


Q - What property maintenance services do you provide?

A - We offer construction management services by a degreed engineer because of the value that provides but we don’t offer any other property maintenance services.

We’ve established performance and evaluation standards for all service providers, suppliers and vendors. We believe this is the only way that the properties we manage will receive competitive bids and a consistently high level of service.

Most of our competitors offer multiple property maintenance services. The reasons often put forth are that it is more convenient for your property and offers greater control over the service delivered. They also claim that this provides better pricing but without competitive bids this is a claim that is not supportable.

The reality is that this makes them more profit potentially at your expense. There can be a strong profit incentive to recommend your own company to provide additional services even if other companies might be more competitive


Q - How do you evaluate the vendors and supplies you utilize?

A - We’ve established performance and evaluation standards for all service providers, suppliers and vendors. We believe this is the only way that the properties we manage will receive competitive bids and a consistently high level of service.

Surprisingly, many of our competitors have a preferred vendor list and charge the vendors to be on that list.

We don’t charge a vendor to be on a preferred list because we believe that creates a potential conflict of interest – we recommend vendors based on their ability to deliver the service required at a competitive price.


Q - Do you provide assistance in establishing budgets?

A - Yes. Dovan Management Group will provide guidance on operating and reserve budgets and financial and operational benchmarks based on our industry knowledge and experience.


Q - How often will you visit our property?

A - Dovan Management Group understands that frequent property visits are necessary to stay current on the condition of your property. We want to anticipate problems whenever possible to minimize the number of tenant or shareholder issues. Site visits are especially important when dealing with landscaping and other very visible services.


Q - Which areas in New Jersey do you service?

A - Dovan Management Group services the entire state of New Jersey. Here are some samples of areas and type of properties we service: High rise buildings in Jersey City, Hoboken and Fort Lee NJ, new development in Montclair NJ, townhouses and high rise buildings in Morristown NJ.


Q - Are there any other services that we will have to pay for other than

  your management fee?

A - Our proposals lay out step-by-step in an easy to understand format what we are going to provide to earn our fee.

Some property management companies have a laundry list of additional services that they can charge you for. Some examples: charging you for every copy they make or for mailing your information to you. This is annoying for most boards and makes it very difficult to know exactly what the true fee the property management company is getting.

Dovan Management Group does not have any fine print or omitted details in their proposals


Q - Which area do you cover?

A - Our property management services cover the entire state of New Jersey. We cover condos and townhouses in towns like Jersey City, Hoboken, Fort Lee, Montclair, Hackensack, Bloomfield, Toms River and many other towns in New Jersey. From Northern New Jersey all the way to South Jersey.
